Erosion Control
Park Place BOD is looking into erosion issues within our community. We continue to discuss this matter, while we are in progress on repairs with one of the more problematic areas with our community. We will continue to look at other areas throughout the community and work towards repairs where deemed necessary.
Light Fixtures, Wall mounted
Park Place BOD is looking into the replacement of the exterior wall mounted light fixtures that are adjacent to the garage doors and front entry doorway. We are in the process of obtaining estimated pricing and discussing styles. Our hopes were to have some samples available for viewing this past summer, however with higher costs we are exploring other options at this time. If you have a damaged fixture that needs immediate attention, please contact Foster Premier. We hope to have a better plan for next year 2025.
Park Place Itasca Website
Park Place BOD has renewed a contract with Bluehost design services to maintain the Park Place of Itasca website as needed by the Park Place Board of Directors.
Ponds, Control Structures, Inspections and Capital Repairs - 2024
Park Place BOD will look into repairs or maintenance on general pond structures (inlets). We will discuss with contractors next steps.
Ponds, Erosion Control, Rip Rap Replenishment - 2024
The rip rap replenishment project around the ponds is slated for more rock this year. As we look into the erosion control project we are also looking into augmenting stone rip rap over the existing stone perimeter.
Walls, Trim , and Paint Finishes
Approximately every six years we HOA will paint the exterior wood trim on our units. We have obtained our quotes and plan to proceed with Inside Out Construction (IOC). As we looked at painting the exterior trim, it became evident that much of the wood trim has rotted and can’t be painted. With these findings we performed a study of all the homes and where repairs are required with a plan to have the wood replaced prior to commencement of the painting. Starting next Spring 2025, we intend to have IOC perform needed wood trim repairs (billed back to homeowners) and then commence with painting as an HOA Capital Expense. More details have been mailed to your home.
Window Replacement Project (2023 - 2028)
Park Place BOD will continue to work on window replacement project. Each home will be evaluated and older windows will be replaced. Due to budgetary reasons this project will span five years from older homes to the newer homes based on when they were built within the community.
Window Screen Replacement - 2025
We are happy to announce the association will be performing window screen replacments (repairs) to “damaged” window screens that are in need. Details of this service have been mailed to your homes with the details and process.
Key dates are: April 7, 2025 and April 21, 2025.

ANNUAL BUDGET ADOPTION MEETING
Meeting was held at our regularly scheduled HOA meeting on November 21, 2024 where Budget was approved and Adopted.
TOWING SERVICES - Starting First Half 2025
Due to some final preparations for towing the BOD is delaying the planned start date from January 1. We are delaying the start date to ensure all planning is complete and finalized with hopes to have services in place within first half of 2025.
Association has approved a contract with Redmon’s Towing to help enforce the “Parking Rules” of the Association. A letter was mailed to each homeowner with more details of this new service. If you have any questions, please contact Foster Premier (Steve Tillinghast) @ (847) 459-1222.
