PPI Projects

Park Place BOD is looking into erosion issues within our community. We continue to discuss this matter, and have plans to continue addressing problematic areas throughout the community. We will continue to look at other areas throughout the community and work towards repairs where deemed necessary.
Light Fixtures, Wall mounted
Park Place BOD is looking into the replacement of the exterior wall mounted light fixtures that are adjacent to the garage doors and front entry doorway. We have chose the fixture style, color as well as a contractor to install them. The latest information from our contractor is installation should begin as soon as July 21, 2026. It is possible the installation will be two phases only due to the need to order the lights in two batches, however installation dates should be very close together.
Reserve Study - 2026
Reserve Advisors is a national consulting firm that specializes in capital planning, structural integrity assessments, and property insurance appraisals. They help homeowner associations (HOAs), condominium buildings, and private clubs project future maintenance costs and establish long-term funding plans.
Brightview Landscape Service - 2025/2026
Park Place BOD has a two year contract with Brightview and has no plans to change to different contractor at this time.
Brightview Snow Removal Services - 2025/2026/2027
Park Place BOD has a three year contract with Brightview and has no plans to change to different contractor at this time.

Park Place BOD has renewed a contract with Bluehost design services to maintain the Park Place of Itasca website as needed by the Park Place Board of Directors.
Ponds, Control Structures, Inspections and Capital Repairs
Park Place BOD hopes to address these repairs and maintenance on general pond structures (inlets) in 2026. We will discuss with contractors next steps.

The rip rap replenishment project around the ponds is slated for more rock. As we look into the erosion control project ee are also looking into augmenting stone rip rap over the existing stone perimeter.
Window Replacement Project (2023 - 2028)
Park Place BOD will continue to work on window replacement project. Each home will be evaluated and older windows will be replaced. Due to budgetary reasons this project will span five years from older homes to the newer homes based on when they were built within the community.

Walls, Trim , and Paint Finishes
Approximately every six years we HOA will paint the exterior wood trim on our units. We have obtained our quotes and plan to proceed with Inside Out Construction (IOC). As we looked at painting the exterior trim, it became evident that much of the wood trim has rotted and can’t be painted. With these findings we performed a study of all the homes and where repairs are required with a plan to have the wood replaced prior to commencement of the painting. Starting next Spring 2025, we intend to have IOC perform needed wood trim repairs (billed back to homeowners) and then commence with painting as an HOA Capital Expense. More details have been mailed to your home.
Window Replacement Project (2023 - 2028)

Window Screen Replacement - 2025
We are happy to announce the association has performed window screen replacments (repairs) to “damaged” window screens that are were in need. Details of this service were mailed to your homes with the details and process.

ArchivesTOWING SERVICES - Starting First Half 2025
Due to some final preparations for towing the BOD is delaying the planned start date from January 1. We have purposely delayed the start date to ensure all planning is complete and finalized. You will see much more communication on this topic with our hopes to have services in place in the near future.
Association has approved a contract with Redmon’s Towing to help enforce the “Parking Rules” of the Association. A letter was mailed to each homeowner with more details of this new service. If you have any questions, please contact Foster Premier (Steve Tillinghast) @ (847) 459-1222.
